Do I need a subscription?

No subscription, no monthly fee, no annual contract. You pay when you export data. If you’re between campaigns, you pay nothing. Most investors save hundreds per month switching from PropStream or BatchLeads.

What counties do you cover?

We currently cover 60+ counties across Colorado with full property records — owners, addresses, values, and sales history. More states are actively being added.

How current is the data?

Our data is sourced directly from county assessor records. Each county is updated on a regular cycle — typically monthly or quarterly depending on the county’s publishing schedule.

Is there a minimum order?

None. Pull 10 records for a hyper-targeted list or 10,000 for a county-wide campaign. You pay exactly for what you take.

What’s included per record?

Owner name, mailing address, property address, property type, county, parcel number, account number, assessed value, land acreage, and square footage — 20 columns per record. Everything you need to mail, nothing you don’t.

How do volume discounts work?

Pricing is graduated, so every export automatically gets the best rate possible. Pull 500 records: first 100 at $0.15, next 400 at $0.12, total $63. Pull 5,000+: everything above that threshold drops to $0.05. No code needed — it’s built into every order.

What format is the export?

Standard CSV with columns mapped for direct mail: owner_name, address_line1, city, state, zip_code, property_address, and more. Drop it straight into Lob, Postalytics, Click2Mail, or your mail house — no reformatting required.

What payment methods do you accept?

Can I search for free?
